EPD – Energy Production Decentralization

RE has enabled a revolution similar to that of the Technology Revolution with the introduction of personal computers, as RE is now enabling the decentralization of electricity production, with production taking place at the site of consumption.

RE is no longer just an ecological statement, but a financially viable investment that cannot be ignored.

RE now constitutes a significant revenue stream that cannot be ignored by homeowners, property owners, property developers & municipalities alike.

RE is kind of EET on production level as RE produced electricity costs less to produce than electricity supplied by the incumbent power utility (municipality, Eskom), while at the same time making it a financially attractive investment.

This brings about dramatic changes within the power utility sector as in conjunction with new legislation municipalities which will allow municipalities to become IPP’s or buy electricity from IPP’s creates new dynamics & opportunities within RE sector.

Also, our approach takes into consideration the characteristics (tariff, consumption, future needs) of the existing electricity supply of the premises.

Light Emitting Diodes Lighting (LED)

Over the past few decade's electricity costs have risen dramatically. This increase in electricity cost has been counter balanced with the advent of technologies that have increased energy efficiency dramatically, thus reducing consumption.

LED is such a technology extensively used for lighting purposes, both on residential & commercial level.

Commercial LED applications often sacrifice aesthetics (light quality & levels) for the sake of electricity savings which come about from the lower electricity consumption of LED lighting.

In many projects that we have done we have removed existing LED lighting as the lighting levels & quality provided were not the required ones & notably affected store aesthetics, productivity, sales & finally profitability.

When evaluating a LED lighting proposal, one needs to look at:

  • LED efficiency (lumen per watt) as this will pretty much dictate the level of energy savings realised,
  • Component quality (LM80 certification for LED chips, life span of led driver capacitor, functionality of led driver, warranty period, etc),
  • Selecting the right Kelvin temperature (K), light levels (lux per watt) & light distribution (pattern in which light is emitted from light fitting) for your application,
  • Warranty provided & what it entails, &
  • Supplied price as a function not of wattage of light fitting, but as a function of lux per watt because what one buys is amount of light emitted from the tube & not the tube per say.

IMI – Intelligent Metering Infrastructure

Utility Management (Electricity & Water)

Utilities have become a liability for property owners & municipalities alike due to non-payment, electricity tampering (theft), & incorrect billing.

STS prepayment for a while was seen as the solution to all problems, only to be discovered that it is not, as prepaid meters are nothing more than token redeeming devices, which are unable to provide real-time information when critical events are taking place (tampering/removal / bypassing of a meter), & such critical events are, & if they are, discovered a liability has already been created.

STS prepayment on property owner level does not safeguard against incorrect billing from electricity supplier tampering (electricity from common areas), & meter removal/bypass.

IMI is able not only to transform utilities from a liability into a revenue stream, or in the case of municipalities to offer enhanced levels of revenue protection, but also enables for property owners to secure rentals & for municipalities to secure other revenues (rates, water, sewerage) by enabling more effective management of utilities supplied to tenants/customers.

VPM – Value Project Management

Optimization & Rationalization

VPM differs from traditional project management in the sense that VPM is not only about meeting deadlines & ensuring that project is executed as per contract specification & pricing, but it is also about delivering value.

By the time a project has reached the traditional project management stage the level of value delivered is defined & the main objective is to achieve it.

This does not necessarily mean that the value delivered will be the best possible value that can be delivered.

VPM is present from very beginning of a project & entails design rationalization & procurement optimization.

Design rationalization not only entails making things more simpler but also entails leveraging existing infrastructure/assets before defining the project specifications thus enabling to deliver value on a design level.

Procurement optimization is making sure that material specification, procurement channels, & contractor appointment is such that is able to unlock further value. The objective is not to reduce costs as low as possible, but rather to ascertain the cost levels which will enable to deliver the best value over the operational life span of the project.
